Decking Maintenance Tips to Extend Its Life

Timber decking is one of the most maintenance-intensive hard landscaping materials — but the maintenance required is straightforward and the reward is a deck that looks great and lasts 15–20 years rather than the 8–10 years it would achieve without care.

Annual Maintenance Routine

The annual decking maintenance routine should ideally be carried out in spring — after winter and before the deck sees heavy summer use.

  • Clear all furniture and thoroughly sweep the deck
  • Pressure wash to remove algae, dirt and old treatment residue
  • Allow to dry fully — at least 24–48 hours of dry weather
  • Check all boards for splits, loose screws or signs of rot
  • Replace or repair damaged boards
  • Apply a quality decking oil or preservative with a brush or roller

Dealing with Algae and Slipperiness

Algae on decking is a safety hazard as well as an eyesore. A dedicated decking cleaner containing biocide kills algae more effectively than pressure washing alone. Apply after pressure washing and before re-oiling. Anti-slip decking strips can be added to steps and high-risk areas.

When to Replace Rather than Maintain

If boards have rot penetrating more than 20–30% of their depth, or if the subframe shows signs of significant rot, maintenance alone will not solve the problem. A professional assessment of whether repair or full replacement is the right choice will save money in the long run.
